Availability (for viewing and move-in): NOW, as of January 8, 2009 Informal Agreement (money-wise): * You agree to stay for 5 months, minimum. * Beyond five months, you can leave whenever you want. Amount Refund of security deposit depends on amount of wear/tear caused onto the room-and-furnitures. (basically, just don't tear-up, destroy, nor burn down your room) --> We refund your security-deposit on day you move out. Very simple. * We prefer you to move out at end of semester. That way it will be much easier for us to find an ODU student as replacement, because it coincides with ending-and-beginning of semester. * IF you break agreement and leave PRIOR to 5 months, all US$400 security deposit will burn/forfeit. This acts as penalty. * If you stay beyond 5 months, you can pay US$20/day. Tell us what date you plan to move out, then you only pay up to that amount (on month you leave). * Rent is US$400/month. All utilities and amenities are included. * Rent is due 1st day of the month. * Give us 14-days advanced-notice when you plan to move-out. So we can have enough time to find roommate-replacement. * NO Sleepovers of non-family guest(s). Unless special permission was given. We only allow sleepovers of non-family under special circumstances/situations. * Family-related members/guests are always welcome for sleepovers. Very flexible. We will do our best to be accomodative, and helpful. Just let us know ahead of time, and we will always be welcoming. Preferred roommate would be: * Can tolerate, and enjoy "college-student lifestyle." * ODU student/faculty/staff/Visitor. * Perfect for Visiting Lecturer/Researcher/Professor. * Perfect for International Student (ELC, Full Status, or Part-Time). Zero restriction to Internationals. * Lack of English Proficiency is OK. (translation: we understand your situation/condition). * NO credit-history is OK. (this is especially beneficial to ODU International Students) * NO PREFERENCE on Age of person * NO PREFERENCE Male-or-Female. * NO CAR (no need for garage-parking). ZERO smoking. * Casual/non-alcohol drinker, OK. * Realize that this complex is 99% populated by ODU students. (translation: You NEED higher-levels of tolerance towards noises/parties from neighbors, & surrounding areas.) * Easy-going, have high-understanding, have high-tolerance, & mutual-respect. (translation: Just relax, and take things easy). * We're all ODU students, anyway. We're here to study in school, and NOT complain/fight over little details. (translation: Just chill out, friend.
